1. Acceptance of Terms

By accessing or using the Fall River Stay website (fallriverstay.com) and booking any of our properties, you agree to be bound by these Terms of Service. If you do not agree, please do not use our services.

2. Booking & Reservations

  • All bookings are subject to availability and confirmation.
  • Reservations can be made directly through our website via the Beds24 booking engine, or through third-party platforms (Airbnb, VRBO).
  • A valid credit card is required to secure your reservation.
  • Booking confirmation will be sent to the email address provided at the time of reservation.
  • Guests must be at least 18 years of age to make a reservation.

3. Check-In & Check-Out

  • Check-in: 3:00 PM. Early check-in is not guaranteed.
  • Check-out: 11:00 AM. Late check-out is not guaranteed and may incur additional charges.
  • Self check-in instructions will be provided prior to arrival.

4. House Rules

All guests must comply with the following house rules:

  • No smoking anywhere on the property
  • No pets allowed
  • No parties or events
  • No loud music or noise after 10:00 PM (quiet hours: 10 PM – 8 AM)
  • No additional guests beyond the number specified in the reservation unless approved by the host
  • Do not disconnect or tamper with smoke detectors or safety equipment
  • Keep shared spaces clean and respectful of other guests
  • Dispose of trash properly in designated areas

Violation of house rules may result in immediate termination of your stay without refund.

5. Shared Apartment Policy

Some bookings are for private rooms within shared apartments. When booking a private room:

  • You will share common areas (kitchen, bathroom, living room) with other guests.
  • Please be respectful and considerate of other guests at all times.
  • Clean up after yourself in all shared spaces.

6. Cancellation Policy

Cancellation policies vary by booking platform and rate type. Please review the cancellation terms at the time of booking. For direct bookings through our website:

  • Cancellations made 48 hours or more before check-in may receive a full refund.
  • Cancellations made within 48 hours of check-in may be subject to a one-night charge.
  • No-shows will be charged the full reservation amount.

7. Payment

  • All payments are processed securely through Stripe.
  • Accepted payment methods include major credit and debit cards.
  • Prices listed on the website are per night and may not include taxes and fees, which will be shown at checkout.
  • Fall River Stay reserves the right to charge for damages caused during your stay.

8. Damages & Liability

  • Guests are responsible for any damage to the property during their stay.
  • Fall River Stay is not liable for loss, theft, or damage to personal belongings.
  • Guests agree to report any maintenance issues or damages immediately.

9. Limitation of Liability

Fall River Stay provides accommodations "as is." We make reasonable efforts to ensure accuracy of property descriptions and images. However, we are not liable for minor variations. Our total liability for any claim related to your stay shall not exceed the amount paid for the reservation.

10. Changes to Terms

We reserve the right to update these Terms of Service at any time. Changes take effect upon posting to this page. Continued use of our services after changes constitutes acceptance of the updated terms.
